Barcelona is probably the European city with the highest density of heritage residential property. The Eixample concentrates a domestic Modernist architecture unique in the world: high ceilings, inner-courtyard galleries, street balconies, original hydraulic floors and solid joinery. Sarrià, Pedralbes and the upper city offer detached homes with private gardens within the city. We work across this diversity from our Barcelona Studio.
Classical flats in regal buildings. Refurbishments on protected buildings: permits, owners' associations, restoration of heritage elements.
Detached homes and large flats with garden, pool and complex installations.
Penthouses and new-build homes, where the challenge is to turn a shell into a home with its own identity.
Second homes and coastal houses designed from the Barcelona Studio.
Knowing the residential stock of Barcelona is an important technical advantage. We know what can and cannot be done in a listed Eixample building. We have direct relationships with local marble, joinery and metalwork shops we have worked with for years. We know the municipal permit officers. That proximity translates into shorter timelines and fewer surprises.
Between €1,500 and €3,500 per m² in high-end, and from €3,500 in ultra-luxury. Refurbishments in listed Eixample buildings tend to sit in the upper range due to the added technical complexity.
6 to 12 months of works. Add 2 to 4 months of project and 2 to 5 months of permits, especially in protected Eixample buildings.
Yes. A significant part of our Barcelona projects are interventions on buildings with some degree of heritage protection.
We cover the whole city and metropolitan area, with particular concentration in Eixample, Sant Gervasi, Sarrià, Pedralbes, Diagonal Mar and the sea front. Also Costa Brava and Maresme.
Same team, same site supervision and the same standards in every destination.
