Second residences require a different approach. The home is used in seasons, often empty for months, receives frequent guests and is often managed remotely. This translates into specific technical decisions: home automation with remote control, presence-based climate, simplified maintenance, materials suited for coastal humidity and salinity. These requirements are only learned by working in the area.
Between €2,000 and €4,000 per m² in high-end, and from €4,000 in ultra-luxury. Houses in La Zagaleta, El Madroñal or La Quinta tend to sit in the upper range.
