On top of this, studio fees apply (10-15% on execution) plus loose furniture and textiles (variable depending on scope). In the first conversation we give a realistic range for your specific project. No fine print.
Between €1,500 and €2,200/m² for accessible high-end, €2,200 to €3,500/m² for high-end and from €3,500/m² for ultra level, construction only. A 150 m² apartment at high-end level falls between €330,000 and €525,000, plus studio fees (10-15%) and loose furniture.
Between 10 and 16 months from the first meeting: 3-4 months of design and permits, 6-10 months of construction and 1-2 months of dressing and handover. Permit timelines in Barcelona are the least predictable variable and we flag them from day one.
Yes: a full renovation involving layout or service changes requires a municipal permit. We handle the technical documentation, the filing with the city council and the coordination with the certifying technician. The client does not deal with paperwork.
Both. We are a full-service studio: design, material selection, trade contracting, site supervision and handover. That control is what keeps the built result faithful to the renders and the budget on track.
Not during a full renovation. Services, floors and partitions are touched across the whole apartment. We plan the move-out and move-in with firm dates so any temporary rental is contained from the outset.
Yes. Many of our clients live abroad during the works. We run fortnightly video calls, a weekly photographic report and a shared folder with drawings, measurements and decisions taken, in Spanish, English or French.
