Wellness design for hotels and luxury developments

Wellbeing stopped being an amenity and became a sales argument. In residential development and hospitality, the wellness area is now one of the elements that best sustains price per square metre.

We design wellness areas for luxury developments, hotels, branded residences and hospitality projects: spa, gym, recovery rooms, water zones and common areas with biophilic criteria.

We work with the operator and the owner from the start, because an oversized spa becomes a permanent operating cost, and a wellness room with poor ventilation will not survive its first season.

What we design

Spa and water circuit

Indoor pool, hot-cold contrast, saunas, hammam and treatment rooms, with services and waterproofing defined from concept stage.

Fitness and recovery

Training rooms with acoustics and ventilation resolved, stretching zones and recovery spaces with controlled light and sound.

Wellness and meditation rooms

Quiet spaces for meditation, breathwork or therapy, integrated into the guest or resident journey.

Biophilic common areas

Lobby, courtyards, terraces and transitions treated with daylight, planting and material so wellbeing is not confined to a basement floor.

What separates profitable wellness from decorative wellness

Sized by occupancy

We start from keys, residents and realistic peak use, not from leftover square metres in the basement.

Operating cost

Energy use, water maintenance, staffing and service hours are assessed before the programme is fixed.

Journey and privacy

Separation of guest, resident and staff flows, and visual control in changing and treatment areas.

Durability

Materials that survive humidity, chlorine and intensive use without losing the high-end language in season two.

How we work with developers and operators

Feasibility consulting

Programme, areas, estimated investment and fit with the business model before commissioning a full project.

Concept and narrative

Identity for the wellness area, reference imagery and renders for early marketing.

Technical design

Drawings, details, full specification and coordination with services and structure.

Supervision and opening

Site control, contractor comparison, support through opening and tuning of the real experience.

Indicative investment

Professional fees. Construction investment depends on the water programme and building services.

Frequently asked questions

Do you work with hotel operators?

Yes. Where there is an operator, their brand manual and service model shape the design and we integrate them from day one.

How much area should be reserved?

In prime residential development, three to six percent of built area is usually a reasonable starting point for a wellness area that makes sense.

Can you work in an existing building?

Yes, that is half of our work. The key is assessing structure, clear height and services capacity early.

Do you help during marketing?

Yes, with renders, materials and the narrative of the wellness area for the sales dossier.
