Short answer: Spain has no compulsory survey like the UK. What to check on a home you plan to renovate —legal, technical and budget— before making an offer.

Many of our international clients reach us after buying. The most useful conversations happen before: when the price can still reflect what the property really needs. This guide lists the checks we recommend to anyone buying a home in Spain with the intention of renovating it.
Before falling in love with a layout, check what the town plan allows. **Listed buildings**, homes on **rustic land**, plots affected by the **coastal law** and illegal past works can restrict extensions, façade changes or even demolition of interior walls. These limits change the value of the property.
Spain has no compulsory survey. For a property you plan to renovate, a technical visit should look at structure and cracking, damp and roof, plumbing and electrics, windows and energy rating, and the state of any pool or terrace waterproofing.
The real question is not the asking price but **price plus renovation**. With a first visit and the plans, we can give a realistic range by scope and finish level. That figure is often what decides between two properties.
Works that touch structure, façade or use need a major-works licence, which can take months depending on the town. Factor it into your move-in date and your rental plans if it is a second home.
We visit the property on your behalf, report on condition and planning limits, estimate the renovation and, if you go ahead, manage design, permits and works with you abroad.
No. Unlike the UK, there is no standard survey in the buying process. If you plan to renovate, commissioning a technical inspection before the offer is the best way to avoid surprises.
The land registry extract (nota simple) for ownership and charges, the cadastral record to compare built area, the licences for any extensions, and the community fees and building inspection status in flats.
Not always. Listed buildings, rustic land, coastal-law zones and illegal past extensions can limit what you are allowed to do. It is worth checking the planning status before committing.
It depends on location, condition and finish level. As a reference, our high-end full renovations are typically 1,500–3,500 €/m² for building works alone, before furniture and fees.
Yes. We assess the property, prepare the project and permits, and run the works with weekly reports and a single point of contact.
If you live outside Spain and are buying to renovate, we can assess the property before you sign:
