The question always comes early in the conversation: how much will it cost to renovate my villa? And the honest answer — the only useful one — begins by acknowledging that there is no single price. There are ranges, conditioned by area, finish level, starting state and technical complexity.
This article collects the real ranges we use at Lobo Interiors for full luxury villa renovations across the four geographies where we work most: Costa del Sol, Mallorca and Ibiza, Costa Brava and the Madrid sierra. They are not numbers invented to impress or to win commissions: they are the ranges we open every honest first conversation with.
Two categories worth distinguishing get mixed in the market. High-end —where most of our clients sit— ranges between €1,800 and €3,500/m² of construction only. Ultra-luxury —Calacatta marble skins hand-picked at the quarry, solid-wood cabinetry with invisible joinery, full home automation, geothermal climate control— starts at €3,500/m² and easily exceeds €6,000/m².
The difference between the two categories is not only materials. It is how much each detail is personalised, how many pieces are unique versus premium catalogue solutions, and how much manual artisan work is involved.
**Costa del Sol (Marbella, Benahavís, Sotogrande)**: €2,000-3,500/m² high-end; from €4,000/m² ultra. The most expensive area in Spain to build a luxury villa, due to international demand, scarcity of qualified trades and client expectations.
**Mallorca and Ibiza**: €2,200-3,800/m² high-end; from €4,500/m² ultra. Island add 10-15% for material logistics, team accommodation and longer timelines. In areas like Deià or the Ibiza salt flats, access difficulty and heritage restrictions push higher.
**Costa Brava (Cadaqués, Begur, S'Agaró)**: €1,800-3,000/m² high-end; from €3,500/m² ultra. More affordable than Costa del Sol, but with peculiarities: many listed stone houses, restored masías, height restrictions. The technical renovation is more demanding than the aesthetic.
**Madrid sierra (La Moraleja, Pozuelo, La Finca)**: €1,800-3,000/m² high-end; from €3,500/m² ultra. Plots are large and houses are typically from the 90s-2000s, with good structure but obsolete layouts and installations.
The figures above are construction execution: the cost the builder charges to deliver the villa finished as regards the fixed part (walls, floors, bathrooms, kitchen, installations, integrated joinery, architectural lighting). They do not include:
Take a realistic case. A 2000s villa, 400 m² built, 1,500 m² plot in Sierra Blanca. State: structurally good, obsolete installations, poorly functional layout, two-decade-old finishes. High-end full renovation (not ultra).
This figure varies ±20% with specific decisions. But it is the realistic order of magnitude, not the optimistic figure some studios use to win the brief and then expand.
**1. Incomplete briefing at the start**. If important decisions —layout, key materials, automation level— are postponed until construction is underway, every change becomes three times more expensive. A good studio forces those decisions before the first day on site.
**2. Undetected structural surprises**. Foundation pathologies, obsolete installations hidden behind false ceilings, structural damp. A serious technical visit at the start of the project reduces this risk to near zero.
**3. Wrongly contracted builder**. Awarding on price without technically comparing bids usually ends up twice as expensive. A well-negotiated contract, with quality and timing clauses, is the best protection.
